66 mixed-tenure homes – Designed to CfSH Level 3 and Lifetime Homes standards

66 mixed-tenure homes were developed by Sovereign Housing Association on the site of the former Woodstock Special School in this mainly residential suburb of East Bristol. The 2-storey, mainly semi- detached, houses and 3-storey flats were all designed to CfSH Level 3 and Lifetime Homes standards.

A previous planning application for a less dense development had been refused permission, but following public consultation and extensive negotiations with the Council’s planning officers the scheme was approved.

The homes were arranged to minimise issues of overlooking; the play area was, however, designed to maximise informal surveillance opportunities. Two new public open spaces were created to help to preserve the long-distance views through the site.
